Welded or knock-down?
Throat depth is the overall wall thickness the frame wraps. Pick the frame type, then the throat that matches your wall.

One rigid piece with welded corners, set as the wall goes up. The standard for masonry and concrete block boiler rooms in basements and cellars.

90-minute fire rated
A fire-rated hollow metal door to help contain a fire in the boiler room — the opening code and inspectors look at first in basements and cellars.
Self-closing & latching
Three spring hinges pull the door shut every time and the cylindrical lock latches it — so the fire door is never left propped open.
Keeps equipment off-limits
A storeroom-function lock is always locked from the outside — only a key gets in — while anyone inside can exit freely.
How to pick the right swing
Stand on the outside of the boiler room (the corridor or hallway side).
Right hand: hinges on the right, door swings in, away from you.
Left hand: hinges on the left, door swings in, away from you.
Reverse (RHR / LHR): the door swings out, toward you — call us if you need a reverse swing.
Measuring: order by nominal door size. A 36" × 80" unit has an actual door of about 35-3/4" × 79-1/4" and an overall frame of about 40" × 82". Check your drawings or local code for the required fire rating and swing direction — or send us your rough opening and we'll confirm.

What comes with a boiler room door unit?
Each unit includes a stock 20-gauge, 1-3/4" steel door (90-minute fire rated), a 16-gauge welded or knock-down steel frame, three 4-1/2" self-closing spring hinges, and a storeroom-function cylindrical knob or lever lock.
Does a boiler room need a fire-rated door?
In most buildings, yes — boiler and furnace rooms are commonly required to have a fire-rated, self-closing, self-latching door. Requirements vary by building type and jurisdiction, so check your drawings or local code. Our units ship with a 90-minute rated door, spring hinges and a latching lock.
Is the door self-closing?
Yes. The three spring hinges close the door automatically and the cylindrical lock latches it, so the door doesn't get left open.
Which lock function is best for a boiler room?
Storeroom function. The outside is always locked and only opens with a key, while the inside always allows free exit — keeping boiler equipment off-limits to tenants and the public.
Should I choose a lever or a knob lock?
Both are UL fire-rated cylindrical locks with a storeroom function. Knob locks are the lower-cost option ($707.23 unit total); lever locks ($748.63 unit total) are easier to operate and are often required where accessibility (ADA) applies.
What throat depths are available?
Welded frames come with a 4 7/8" throat. Knock-down frames come in 3 3/4", 4 7/8" or 6 1/8" throats. Measure the full wall thickness (studs plus drywall on both sides) and pick the matching throat. Need another depth? Call (718) 455-8442.
